Lagos State Lists 176 ‘Illegal’ Estates, Issues 21‑Day Ultimatum to Obtain Layout Approvals

Lagos State Government has identified 176 illegal estate developments, mainly in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, and given them a 21-day ultimatum to obtain layout approvals.

According to Mukaila Sanusi, Director of Public Affairs at the Office of Physical Planning, the estates were flagged for failing to secure approvals from the Ministry of Physical Planning and Urban Development. A document listing the affected estates was released on Monday, August 4.

Permanent Secretary Oluwole Sotire said the illegal developments undermine sustainable growth and the state’s T.H.E.M.E.S+ Agenda. Notable estates on the list include Adron Homes (Elerangbe), Aina Gold Estate (Okun-Folu), Diamond Estate (Eputu), Prime Water View Garden (Ikate Elegushi), and Royal View Estate (Ikota).

Sotire directed estate owners to submit required documents to the Ministry within 21 days to regularize their approvals, stressing that the exercise is part of routine efforts to ensure orderly and functional urban development. He also urged developers to register with the Lagos State Real Estate Regulatory Authority (LASRERA) for proper regulation and monitoring of the sector.
